Faucet Repair: Drips, Cartridges, Low Flow, and Leaks at the Base

Most faucet calls are one of five problems. A drip from the spout when the handle is off is a worn cartridge, ceramic disc, or, in an older two-handle faucet, a compression washer and seat. A handle that has to be forced to shut off is a cartridge that is failing or a seat that is scored. Low flow at one faucet while the rest of the house is fine is almost always a clogged aerator or a cartridge packed with mineral scale, which East Metro hardness produces quickly. Water at the base of the faucet or under the sink is a failed O-ring, a loose supply connection, or a cracked faucet body. A faucet that sprays or sputters is air or debris in the line, often after work on the water main.

When the cartridge or repair kit is on the truck, a repair that is worth doing is finished the same visit; otherwise we order the part and schedule the return. When the valve body itself is corroded or the faucet is a discontinued model with no parts, we say so and quote a replacement in writing next to the repair price. We install the faucet you have already bought or supply one, and we check the shutoff valves under the sink at the same time, because a stop valve that will not close is the reason a small faucet job becomes a flood.

Outdoor spigots are faucets too. A hose bib that drips, will not shut off, or split over the winter is replaced with a frost-free sillcock set at the correct pitch, and we show you how to drain it each fall.

Toilets, Sinks, and Showers

A running toilet, a toilet that rocks, a sink that drains slowly or leaks at the trap, or a shower that drips from the head when it is off are the next most common calls. Toilet repairs are usually a flapper, fill valve, or flush valve; a toilet that rocks needs its flange and seal checked before the floor is damaged. Shower drips are the valve cartridge inside the wall, which is plumbing work rather than a cosmetic fix. Every Sink Style, Installed Right

The sink style determines the plumbing work behind it. Here is what each involves, honestly.

Drop-in (self-rimming)

The simplest swap. Sits in a counter cutout with the rim on top. Most repairs and replacements are same-visit work.

Undermount

Mounted beneath stone or solid-surface counters for a clean look. Requires proper support and sealing; failure means a sink in the cabinet.

Corner sink

The small-bathroom space saver. Usually means relocating supply lines and the drain into the corner, which is in-wall plumbing work we handle routinely.

Wall-mounted

Floats with no vanity. Needs in-wall carrier support and concealed drain rough-in at the right height. Plan it during a remodel, not after the tile is up.

Console

A smaller footprint than a vanity with exposed legs and plumbing, which means the supply and drain finish work is visible and has to look good.

Vessel

Bowl-on-counter look. Needs a tall or wall-mount faucet and the right drain (usually no overflow), details that trip up generic installs.

A proper toilet install is more than setting the bowl: correct rough-in measurement (10, 12, or 14 inch), a new wax ring or waxless seal, a solid flange (rotted or broken flanges are the most common surprise in older Twin Cities homes), supply line replacement, and shimming and caulking so the bowl never rocks. If your flange is below the finished floor level after a tile job, we fix that properly with a flange extender instead of stacking wax rings.

When comparing fixtures, consider the specific model, fit, service parts and manufacturer requirements alongside your budget. Installation quality matters as well as the product selected.

How much does bathroom sink repair or replacement cost?

Simple repairs (a new cartridge, a pop-up assembly, a trap leak) are quick visits with written upfront pricing before work begins. Full sink replacement depends on the sink style: a drop-in swap is straightforward, while undermount, wall-mount, and console sinks involve counter or wall work. We quote in writing after seeing the job. No commissioned salespeople, so the quote is for what you need, not what pays the most.

Are TOTO toilets worth the price?

In our experience installing them across the Twin Cities, yes. TOTO build quality, glaze, and flush engineering are consistently excellent, and warranty issues are rare. Our lead remodel plumber Dan Pearson installs TOTO toilets on most of his remodel projects. That said, we install all major brands and will give you an honest comparison for your budget; a well-installed mid-range toilet beats a poorly installed premium one every time.

What is the best sink style for a small bathroom?

Corner sinks and wall-mounted sinks are the two space-saving champions. A corner sink uses the one spot most small bathrooms waste, and a wall-mount frees up floor area and makes cleaning easier. Console sinks split the difference with a smaller footprint than a vanity while still offering some surface. The plumbing consideration: wall-mount and corner installs often require relocating supply lines and the drain inside the wall, which is exactly the work we do.

Can you replace a faucet without replacing the sink?

Almost always yes, as long as the new faucet matches the hole configuration of the sink or counter (single-hole, centerset 4 inch, or widespread 8 inch). Why does my new faucet or fixture fail early in the Twin Cities?

A symptom does not establish its cause. Hard water can leave mineral deposits, but a leaking or poorly performing fixture also needs inspection. Check the actual water conditions and the fixture manufacturer's requirements before selecting treatment or replacement parts. No treatment guarantees a particular fixture life.

How do I know if my faucet needs a new cartridge or a new faucet?

If the faucet body is sound and parts are available, a cartridge fixes a drip or a stiff handle and the faucet has years left. If the body is corroded, the finish is failing, or the model is discontinued with no parts, replacement is the better spend. We quote both in writing so you can compare.

Why does only one faucet in my house have low water pressure?

When the rest of the house is fine, the problem is at that faucet: a clogged aerator, a cartridge scaled up by hard water, or a partly closed supply stop under the sink. Whole-house low pressure is a different problem, usually the pressure reducing valve or the water service line, and it gets a different repair.

Can you fix an outdoor faucet that drips or froze over the winter?

Yes. A hose bib that drips or split in a freeze is replaced with a frost-free sillcock installed at the right pitch so it drains itself. Disconnect hoses every fall; a hose left on a frost-free spigot is the most common reason they split anyway.
